Become a Mortgage Adviser
Becoming a mortgage adviser in New Zealand is a great career path that can lead to excellent income as well as personal fulfillment. NZMAI provides the pathway, training, and professional support you need at every stage of your journey.
Why Mortgage Advice?
Mortgage advice is one of New Zealand's most rewarding financial service careers. Demand for qualified advisers continues to grow as Kiwis navigate an increasingly complex lending landscape — from first home buyer schemes and KiwiSaver withdrawals to refinancing and investment property structures.
As a mortgage adviser, you combine financial knowledge, lender relationships, and genuine care for your clients to deliver advice that makes a real difference in people's lives. The profession offers flexibility, strong earning potential, and the satisfaction of building a practice through trust and results.
Mortgage advisers play a crucial role in helping individuals and families achieve their dream of homeownership. You assist clients in navigating the complex mortgage market, making their homeownership goals a reality.
Mortgage advisers typically earn commissions of up to 0.85% — that’s around $8,500 per $1M of mortgages arranged and settled. Many lenders also provide ongoing trail income. Your earning potential grows as your client base grows, tied directly to the value of the advice you provide.
There are approximately 2 million homes in New Zealand, with around 1.3 million carrying a mortgage that typically rolls over or refinances every 2 to 4 years. As long as people are buying, selling, refinancing, or restructuring their lending, there will be strong demand for mortgage advisers.
The Pathway to Becoming a Mortgage Adviser
A clear pathway from aspiring adviser to licensed professional.
Meet the Prerequisites
Ensure you meet the basic requirements: New Zealand residency or eligible visa status, a clean financial and criminal background, and a genuine commitment to professional advice. Most lenders and aggregators will also require a minimum of 12 months industry-adjacent experience.
Complete Your NZQA Qualification
Complete the New Zealand Certificate in Financial Services (Level 5) with a strand in Residential Property Lending. This NZQA-accredited qualification is the foundation of your professional credentials and is required to provide regulated advice.
Gain Experience Under Supervision
Work under the supervision of a licensed Financial Advice Provider (FAP). This supervised period builds your practical skills, your lender relationships, and your understanding of the client advice process in a real-world environment.
Register with the FMA
Apply to the Financial Markets Authority (FMA) for your own Financial Advice Provider licence, or join an existing FAP as a Financial Adviser. Your licence authorises you to provide regulated financial advice independently.
Meet Compliance & Regulatory Requirements
Ensure your practice meets all ongoing FSLAB obligations, including record-keeping, complaints handling, and client communication standards. Compliance is not a one-off — it’s an ongoing part of professional practice.

Whether you join an existing company or start your own business, focus on building your client base and reputation through quality advice. Develop a business plan, invest in your professional network, and grow your practice over time.
